Nancy Gagich is a paralegal in Messerli Kramer’s Commercial Real Estate group with over 40 years of experience assisting clients with all aspects of complex commercial real estate projects and transactions. Nancy represents property owners, developers, purchasers, borrowers, lenders, landlords and tenants in real estate acquisitions, development, financing, and leasing transaction on local, regional and national levels. She also has experience in corporate law, complementing the need for efficient management of the transactional real estate process.
Nancy’s real property development projects include senior housing, assisted living, apartment buildings, common interest communities, condominiums, townhouses, cooperatives, hotels, restaurants, office, research/industrial parks, golf courses, urban mixed-use, strip malls, retail centers and single and multi-family residential projects. Her project involvement begins with land acquisition, development agreements, project financing, and construction through sales and/or leasing of the completed project.
She has drafted hundreds of exclusive and non-exclusive easement agreements and license agreements for walkways, ponds, shared driveways, parking lots, berms, landscaping, lake access, shared wells, septic systems, cattle paths, hunting, farming, ditches, air rights, signage, utility, cross utility/parking, party walls, common areas, limited common areas, encroachments, and conservation areas.
Title and survey review are essential parts of acquiring any real property, regardless of the type of deed, contract for deed or title insurance ultimately obtained. Nancy works to make sure the rights and requirements of the buyer and the contemplated use of the property are fully protected. From parties in possession, to easements, encroachments, title insurance and endorsements, she uses a systematic approach in reviewing all potential title issues that could affect a parcel of real estate and ensures the purchaser is informed of any risks associated with title issues.
